I have been renting a property thru Choices UK (Brighton & Hove) for the past 18 months. I have to pay 6 months in advance and my present contract expires 19 Feb. I have e-mailed them to say that I will renew for another 6 months. Choices are now demanding that I pay the next 6 months on Monday 14 Feb otherwise I will be thrown out on the 19 as the (and I quote from their e-mail) 'Landlord has people in place to carry out this should no payment be made.'
If I refuse to pay on Monday can the Landlord throw us out? on the 19th?

I am concerned that you are unaware that the property is being fully re-marketed on Monday and should no payment be showing in the account on this day then the Landlord has instructed Choices and other agents to let the property. In this case you will be out of the flat on the 19th and the Landlord has guaranteed that he will not re-let the flat to you.

I suggest the payment be made straight away or you seek alternative accommodation. This will be actioned and the Landlord has people in place to carry out this should no payment be made.

Xenia and I went to Choices yesterday and were told that the contracts were not ready. We were also told that someone from Choices would bring us contracts to sign today, Tuesday 8 Feb. We want to read the contracts and make sure every thing is ok before we send the money.

Regardless of when the contracts are dated the landlord wants the money as soon as possible so it is in your best interests to get this money to us as soon as possible so that we can release it to the landlord.

I have left you messages for the past two days and I have spoken to the landlord this morning as he is concerned for his property. He has informed me that he has found tenants forXXXXX that are happy to pay 12 months upfront and move in as soon as your contract ends.
He is happy for you to stay on, on the basis that you have to pay 6 months upfront before 19th February 2011. He has also informed me that if he doesn’t get a decision by the end of today he will proceeding with the new tenants and therefore you will need to have left the property by the 19th February 2011.

Please inform me asap of your decision.
