VerifiedHi I am Rick, UK Plumber, and I specialize on Boiler problems, no question you have a leak, first thing to check is the over pressure discharge pipe that goes outside, if this is dripping/wet then chances are it is just the pressure relief valve failed, simple replacement, if this is dry (hang a container under it to test) then if this is a condensing boiler disconnect the condensate waste pipe and direct it into a container, with the boiler OFF there should be no water in the container after a couple of hours, if there is the boiler heat exchanger has failed, if all of these are OK then you will be needing to look for general leaks on the pipe work etc, Rick
No air will not be the problem and the copper pipe should not show signs of water at all if it does it is either over pressuring (more than 3 bar) or the valve has failed and needs replacing, Rick
