Hello, at my wits end. I own an upstairs flat and my tennant left a tap on whch caused a leak into downstairs flat. Person downstairs waited 8 days before telling me, he has no insurance and mine had also lapsed. My tenant tried to arrange repairs but man downstairs would not allow him to do so. He has now sent me a handtyped notice to procede letter claiming £48.000 (thousand). Help ?

Customer: I have taken a builder down who has said the electrics are condemed and that he does not believe the damage could have been caused by such a leak. The person downstairs has taken no action to remedy, like heating or open windows. He has just moved out and done nothing, he has got no itemisation of how he came up with that sum of money.
