I am in arrears in...
I am in arrears in my monthly rent by 4 months - I have a debtor that owes me 18k euro that is late in paying - my rent is £1,100/month - I have a 1 year Assurred Tenancy Agreement and I am now in my 4th year of occupancy (5th October annually). The landlord is threatening eviction (quite rightly) - I am not sure if it will be 2 weeks or 2 months - however if I serve a quit notice of 2 months first can he over-rule me with a 2 week eviction?????

THe landlord can serve a s8 notice on you which requires 4 weeks notice but he must then get a court order to actually evict you which will take at least 2 months.

Alternatively he can serve a s21 notice which requires two clear months notice which notice must expire the day before rent is due. He can then apply for accelerate possession which will still take 4-6 weeks.

You need to give him 1 month notice which notice must expire the day before rent is due. This will not prevent him pursuing you for rent arrears though.

so where does this advice come from that he can get an enforceable 2 week period from please
Sorry for the delay in replying - I have been in a meeting.

Housing Act 1988 (as amended) prescribes prescribes the notice requirements from both landlord and tenant which are as above. The act prescibres that any con confirming notice is unenforceable.
