Customer Question
When my rent in...

When my rent in a subsidized HUD apartment is figured, is the growth of a stock ETF price, say from $100 a share to $200 a share held in a brokerage account considered income?

Accountant's Assistant: The Accountant will know how to help. Please tell me more, so we can help you best.

I have savings in a brokerage account with Schwab. My monthly income is around $1200. But I have about $40000 in a Schwab brokerage account which I invest in stock ETFs. Some of these growth ETFs have done quite well; they don't pay interest or dividends, but they grow in value. Does the amount they grow in value considered income that must be figured into my monthly rental payment.

Accountant's Assistant: Is there anything else important you think the Accountant should know?

I don't think so

Lane, what is the delay in answering me about?

So sorry ... I didn't see that you had come back.

...

No, growth in the account, especially when not being reported as dividends in the way Mutual funds do (as opposed to ETF's) does not count as income for HUD, SSI, or any other means tested purpose

Lane, thank you. I have been burned so often with these pay-now-for-a-trial-period that I want to cancel now because I usually forget to cancel and am dunned quite a bit. I'm on a fixed income. Do you do financial advising for seniors for a fee? How would I contact you?
Customer reply replied 5 months ago
Are you answering this question? I don't read minds well....lol
Tax Professional: Lane, JD, CFP, MBA, CRPS replied 5 months ago

Sorry .... VERY busy right now with tax AND the new tax law analysis

...

I can make a premium services offer (will do so for the smallest amount they'll allow here - $5 ) so that we can discuss confidentially
