what tax form/schedule do I use to report house repairs on my own home, not remodeling, just repairs.

Hello and thanks you for using Just Answer. Home repairs on a taxpayer personal residence are not tax deductible. Only repairs on business and rental properties are tax deductible.

If I rent out a guest room for more then 21 days, but I do not show any rental profit. does this count as a rental

Unless the person renting the room pays you the fair rental price for the room the use is considered personal use not rental use of the room. Even so, you must still include the total rent received in your gross income when you file your federal income tax return.
