Typically when you remove a non load bearing wall, it should not affect the floor framing. I have seen situations where a non-load bearing wall was installed and began to carry loads because it was too close to the floor joists and when it was removed the floors began to slightly sag. A sag of 1/4" is ok (actually you can have a sag up to .4111" per code for a 10 foot span).

If you'd like to remove the slope you can shore up the floor joists and sister a new beam to the side of it.

A smart level is the best tool to determine the specific slope.

Yes, when the water freezes it expands and can cause the slope to appear to go back to level. But when it melts, it will leave an even greater void.

That would be difficult with a visual inspection. Typically you'll need to have a soil boring taken.

Yeah, that is a pretty big sag. I'm guessing the joists were bearing on the wall in the basement slightly and by removing that wall, they are deflecting more than they used to. For a 4 foor span (the length of your level) and allowable sag would be .1333".

To fixt the issue, you will most likely need to jack up the floor from below until it's level and then install sistered joists to keep the floor level.

Monitoring the sag is also an option. I can tell you know that if it's sagging with just you standing on it, it is going to sag a lot more if you have guests over.

If it's just 1 or 2 people walking on it, it's not an immediate issue, but I would not recommend having more than 2 people standing on it at a time until it's fixed or inspected.

You level the floor joists with a jack post and then sister the new joist on to maintain the level.

It is about a $2000 job. Yes, the joists need to be fully exposed from end to end.

The slope is indicative of a sagging beam, regardless if you're standing on it.

It could be the floor has always been like this, but it's not good.

The home inspector should have caught the floor slope. I'm not sure what rights you have a year after purchase, you'd have to call your realtor.

I would sister all the joists that are sloped or sagging and the joists adjacent to them.

Take a look at the slab of the floor. There usually is a separate concrete pad for load bearing walls in the basement.

My bet is that that slope occurred after they removed the wall.

It would be leveled first, and then sistered.

Ask for a contractor who has done this work before and ask them to give you past clients to contact for references.

I am a structural engineer and that is what I would say. You're welcome to get their opinion as well.

It's usually rare to find an independant structural engineer. If you can, they are the most unbiased. The next unbiased would be an engineer that works for a firm, not a construction agency.

It depends on the length. 1/4" is ok for a 8ft span section when fully loaded.

Removing walls in a house usually always affect the adjacent structure (even if they are non-load bearing).

The engineer will have to cut up the flooring to expose the slab if they want to truly see if the slab was load bearing. Or if you have original design plans of the house, that would show if there is a footing below there as well.

Even with townhouses, the poor soil can affect any of the houses. But even if it's not a foundation issue, removing the wall has clearly affected your floor above with the slope in it.

If the wall was parallel to the joists, it would have been non-load bearing, but because it was perpendicular, it carried load from the joists above, so by removing the wall, the joists have begun to take on a new load path, which can cause slopes in the floor.
