I have a leak in my garage. Don’t know if it’s from my brick…

OK, I see the pictures. Has anyone been in the attic space above the garage? If the window frames are leaking you will be able to see it plain as day in the attic. To help, someone can spray a hose up on the roof at the windows and the person in the attic waits to see drips of water. It will be evident right away.

I seriously doubt the brick is leaking unless there is an obvious crack or hole in the wall. Has anyone checked the flashing at the base of the brick? The water could be getting under the shingles there.

These are a few places to start looking. Your best clues will be from inside that attic space above the garage.

I'm talking about the attic space directly above the garage, highlighted in the attached photo.

I realize it may not be accessible right now, but you have damaged drywall you have to rip out anyway. You will be able to see up there when the drywall is gone.

As best I can figure out, your windows are directly above the arrows in the attached.

I would bet money that the windows or the flashing are leaking. That would explain all of the water spots.

Possibly that gable vent above the windows.

It will be very hard to find this leak from the outside, you really need to get into that attic space. Once you do, you will see where the drips are originating and then you can follow them from there.

Honestly I would hire a handyman. He has no skin in the game. Once he cuts a hole in the garage attic, he will be able to see right away where the water is coming from. Then you can contact the people to actually do the repair.
