I have a about a 16 foot span from top of 8" thick concrete wall to top of concrete wall under a floor. I am setting a 800 pound 'aga oven' (english cast iron water jacket oven) in the center of the span. See attached spec sheet.I expect I require two steel beems to go under it as the existing spruce wood joists (sitting on the existing 8" concrete wall, are spaced at 24" on center and are a full 2" thick and a full 8" deep, but I doubt they meet the requirements to support the oven. [The house was built in 1928, hence the 24" o/c joist etc]See attached floor plan with location of AGA marked in red.Q 1: What size steel H-beams do I require to support this oven?
Q 2: The building inspector I suspect is going to want a engineer's stamp on any spec'd beam(s). Is that something you can supply as well?

J. Flowers and I live in San Antonio Texas. I am selling my
I am selling my house and it is a pier and beam house that had new piers and beams installed in 2011. When the inspection took place the foundation was fine but the report showed the interior floor 4 inches out of level. They said 3 inches was the limit. I had a construction company come out and as it turns out the dining room on the far side of the house is 3 inches out of level too high. Leveling the dining room would make the entire area within an inch or so. The buyers agent sent out a foundation company whos brilliant solution was to jack up the rest of the house to match the dining room. I brought in a construction company that gave me a proposal to remove the flooring and sub floor in the dining room, lower the floor joists to level, replace the sub floor and floor and then trim out. Once this is done the area would be well within the tolerance. Your thoughts? … read more
