Dear JA professional,
I have had my house now for 17 years with 0-no leaks in the ceiling areas. However, just recently I noticed "bubbling", water dripping, stains and some minor cracking over my kitchen table. It figures, this is just now happening and I'm approximately 1 week from closing on my house. I asked my contractor to come out to look at it and he stated that anytime the weather drops below freezing for and extended period of time, which it had, and one has significant buildup of snow and ice on the roof over time, one may experience this. My contractor evaluated the area on my shingled roof and cleared away all the melting snow, dryed the area and put down some glue around the tiles he thought were causing the problem. It fixed the problem! However, now, in a different area, but close to previous trouble area I have the same thing happening. He has instructed be to remove as much dnow and ice from roof area and patch and paint ceiling like last time. What is happening. Is the ice guard, or tiles going bad and need replaced? Help!!

Ice guard is used usually only on a strip near the edge of your roof by the eaves.

So you have a concrete tile roof or clay tile roof?

Or do you have asphalt shingles?

Customer: Yes. Sorry. They are the original 17 year old shingles

It sounds like they could be going bad. If they were 15 year shingles, it would make sense.

Even if they are 20 year shingles, things can start to go wrong early.
