H, the main support beam in my bungalow needed some
Hi, the main support beam in my bungalow needed some additional support to level the floors. My contractor poured three new concrete footings and installed jack posts. The concrete footing sits about 8-10 inches below the level of the dirt floor in the crawlspace. When it rains it fills with water and sometimes overflows into the crawlspace. The crawlspace was dry prior to the installation of the new footings. When I research crawlspace footings on line, experts show a 12" deep footing that sits half in the ground and half above ground. I'm gathering preliminary estimates for a church building. The challenge I've come across is the sanctuary. The building will be 40'x60' with two stories. The bottom floor will have 2 bathrooms, an office, a foyer, and the sanctuary. The upstairs will have a kitchen, 2 storage rooms, a 26'x40' multipurpose room, and 2 apartments. The question I have is how do I plan the second floor so that I can have that 40'x40' sanctuary on the bottom with enough support for the 2 apartments above and no posts in the middle of the sanctuary? … read more
