Living rights is also called usufruct - Usufruct is a right of enjoyment enabling a holder to derive profit or benefit from property that either is titled to another person as long as the property is not damaged or destroyed.
The husband of your late mother therefore would have the right to have his new wife live with him in the property.

If a person dies without a will, he dies intestate. Spouse and children are first in line, then parents, then siblings and then other relatives. You said he was not married and had no children, and your mother passed away, and I presume your father has also passed away, then the siblings would be next in line and will automatically share equally in his estate. The executor of his estate will deal with the formalities of getting his share transferred to you. Since he has no will, the family must nominate an executor, which the Master will approve.
