Welcome, I'm Chris (aka Moose), my normal schedule online is around lunch and after dinner till early morning.

I assume this is the water heater drain. Most likely it is leaking either from the heat in the tank raising the pressure or the plug threads are worn, or the plug needs some teflon tape. Do make sure the hot water is not getting to hot from a faulty thermostat. You can leave the kichen faucet on a low steady stream to help reduce the pressure for now. Another possible cause is your fresh water in pressure reducer is bad and the pressure on the system is to high.

Hello again Chris here,

  • Sorry you were not pleased with my help.
  • What would you like to do regarding your question now.
  • This post is coming up on the 7 day mark where it times out. When a post times out, that means it's no longer on my active list (you reply and I may never know it.)

Thanks Chris
