It sounds like the room could be dragging on floor or top of wall opening.
It is common for older coaches to have problems with rooms doing this. The floor could be sagging or the cut-out opening for slide can also sag and cause pressure on slide room creating problems like yours. The fluid leaking could be from overfilling or excessive pressure from trying to push the room out against load.
Inspect all around room for tightness and get back to me.
