Ok for All Experts) my question is for Judge Bill. I have
Ok, I have submitted my second bid to Txdort for taking of my 6acre commercial property out of my 30 acre tract of land due therir need for drainage along stste highway being widened in Texas. They had lowballed me at $1.50 per square foor for my improved location by utilizing lowest priced sales then they appraised my 3 adjacent land owners at $3.15 to $5.68 per square foot while not the quality of my property at all, My property has water and sewer to the property line and proof from the company willing to provide. Then my property has benefit of traffic light to bring visitors into the business located on the property. I have a qualified curb cut for access off the stste highway and I have negotiated a second source of water from my neighbor when they build on their land.Then I have lots of widthfor visibility. These 3 neighbors properties are just narrow raw land completely in the flood plain. In talking to the person who makes a rcommendation to raise or not raise the offer to a seller who was cold to the idea. After all my sound reasons for him to consider raising the states offer, he began lieing by saying those were not the appraisals I was looking at which showed the acreage and sales price to TXDOT as the appraisals are a separate issue and probably contained comments which established to higher price but would only discuss the one neighbor's appraisal I haeve in my possession and it nor any of them could give added value as all three are raw land with no improvements. He stated my counter offer would go to the Attorney Generals office for review but would likely go to comissioner court with price to be determined by the jury. Perhaps this could work out but I prefer to settle out and even have an email where the agent for this acquisitions company owned this man this man I discussed with where she asked if I would accept the $5.68 per square foot mentioned for one of the low quality properties when I replied yes. She then sent that square foot age and amount we were discussing and even though, this man argued the value which shows clearly in the recorded deed February this year. One, this all look like an act of discrimination to me three times. So what should I do rather than hire one these overpriced condemnation attorneys where I will be obligated to pay hugh money for an appraisal and then the appraisers testamonies in court, likely 20k.? This is not like the handbook these TXDOT people hand out regarding the TEXAS LAND OWNERS RIGHTS OF JUST COMPENSATION, this is more like a stste mafia where they are trying to swindle certain land owner so the money cn go somewhere else! I bought and paid for my property and deserve fair compensation if the stste wants to buy my property just as these other owners were rewarded or should I say overrewarded by several hundred %. … read more
