I recently moved in to an apartment in Boston and I've been struggling with my daily commute to Cambridge. So I was looking to moving to a new apartment in Cambridge. The issue is that it is a 1-year lease contract and I've already prepaid this entire perido. So, I'm trying to understand what would happen if I decided to move out my building before the end of the lease (if I'll get part of the money back, what amount of the termination fee be, etc). What I was able to get from the lease agreement was this: 1. Lessee offers to pay Lessor twelve months rent ($51,600) upfront. It will cover the rent for June 1st, 2018 to May 31st, 2019. Additionally, Lessee will provide hand-signed W9 form, and pay $ 4300 to Lessor, representing security deposit; 5.Lessee will give a 60 day written notice to Lessor either to vacate at the end of this lease or to continue at newly negotiated and accepted terms in writing; If Lessee continues to occupy the premise beyond May 31, 2019 without written consent from Lessor, Lessee shall pay Lessor's cost including reasonable attorney's fees in evicting Lessee, as well as fee of $300 per day plus utilities for every day that Lessee stays past May 31, 2019; 7. If Lessee wants to terminate the lease early, Lessee agrees to give Lessor at least 60-day written notice and pay Lessor early termination fee equal to two months' rent. Early termination fee is exclusive to any rent and security deposit of said premise. 60-day notice begins on the day when the fee is received.
