He and his mother rented the house 6yrs ago, she has past. Ray has been a faithful renter last 3yrs.

I need to get out of my lease 2 months before it ends
I need to get out of my lease 2 months before it ends because I've been unemployed and can't pay anymore. The management is ok with a reassignment. However, the main attractive of the studio apartment is its terrace and there's been construction on the building and scafolding for the last 6 months. I've shown the apartment to 20+ people and no one wants it with the construction work, even if it's below market price. At this point I'm thinking of walking out and letting the management keep my security deposit for the 1st month, and not pay for the last month. If I walk out now, the first month of rent will be covered, and they'll have a whole month to find someone to move in. How likely is it that they'll come after me for that last month?
