I want to know how the landlord feels he can terminate the lease and kick me out of the house. And what can or should I do to make the landlord honor the lease agreement.

Thank you for providing that additional information.

Answer: The landlord may not terminate the lease prior to the termination date of the lease, absent a major violation on your part of the lease or failure to pay rent. If the landlord attempts to terminate the lease, you can simply inform the landlord of this fact. In order to evict you the landlord must first give you a notice of eviction and then go through an unlawful detainer suit and prevail at the suit in order to kick you out. If you have paid rent and not violated the lease, the court will rule in your favor and the landlord's eviction attempt will fail.
