I signed an offer to purchase and then canceled the deal in

Customer Question

I signed an offer to purchase and then canceled the deal in writing but the potential buyer did not take the check back. I did not cash the check and plan to put it in the mail to him today. Now he's threatening to sue me if I don't go through with the deal. Can he do that?
JA: Because laws vary from place to place, can you tell me what state this is in?
Customer: MA
JA: Has any paperwork been filed?
Customer: No that I know of. There's no P&S was filed, only the Offer which I canceled.
JA: Anything else you want the lawyer to know before I connect you?
Customer: No, that it.

What was being sold? Real Estate? Was there a term or condition which would allow you, as the seller, to cancel and back out?
