We have one unit of a two-unit condo in San Diego. It was built in 1992. CC&Rs expired in 2012. There is no official home owners association and no reserves,
JA: Because real estate law varies from place to place, can you tell me what state the association is in?
Customer: PART 2. The other owner has now listed hi his unit with a major brokerage . What is our responsibility/liability to any new buyer?

Why would you have any duty to the new owner of the other unit if the CCRs have expired and there is no active HOA?
