We are selling our home to a couple that could not get

We are selling our home to a couple that could not get traditional financing, so we did a "lease to own" more or less. There was approximately 10000 left on our original mortgage that they started paying in April. I have now received an Escrow refund check for the year of $643. How do I fairly divide this check between us? or at all? They will continue to pay us privately after they pay off the original mortgage.
JA: What state is this in? And just to clarify, when was the purchase made?
Customer: Nebraska is where the home is. And we purchased the house 24 years ago thru USDA RH. We signed a contract with the buyers on March 28th of this year.
JA: Has anything been filed or reported?
Customer: Only thing reported was a copy of the contract to USDA
