A neighbor is using my land for a driveway. It is my ground, but he wants to use it as his driveway. How can I get him off?
JA: What state are you in? It matters because laws vary by location.
Customer: Pa.
JA: Has anything been filed or reported?
Customer: Nothing has ever been put in writing about letting him use my ground, but now he has gotten a lawyer who says that they are filing a quit title against me. I thought quit claim titles were only for family?
JA: Anything else you want the lawyer to know before I connect you?
Customer: It has been many years that this is going on, but I want resolution. My family has been bullied continuously for this privilege. Help?

A "quiet title" is NOT the same as a "quit claim deed".

Totally separate legal concepts.
