If I have my house listed with a realtor, but at the last

Customer Question

If I have my house listed with a realtor, but at the last minute I decide not to sell, am I obligated to pay the realtor's commision that he would have made from selling my house? The asking price is $220,000.
JA: Because real estate law varies from place to place, can you tell me what state this is in?
Customer: Utah
JA: Has any paperwork been filed?
Customer: Yes, and a couple had put $1000 earnest money down, but I don't think it ever got deposited.
JA: Anything else you want the lawyer to know before I connect you?
Customer: Yes. The real estate co wants me to pay the commision of $13,000. The sale price is $220,000.
