My tenant started a fire accidently in my living room, lI woke up at 5AM to find the table beside the couch on fire(unextinguished candle). the fire burned a hole in the love seat of a matched pair and she paid to have it recovered. there was no damage to the larger sofa but being a matched pair, I wanted her to pay for at least part of recovering the larger one as well so they were on the same time/age track so to speak. She had no renters insurance in spite of my requesting that she get it.
