We were in the process of purchasing a piece of property

We were in the process of purchasing a piece of property with a building that was listed as having a new 40 year roof and was on city sewer. It has been found the roof needs to be replaced and is on septic. Other issues with AC not functioning and swamp coolers inop the seller is not willing to cover costs to correct these items, are we entitled to our deposits and other monies back that were spent during this process due to the misrepresentations of the property in the listing even though it did state "as is"
