we are leasing a home in California with a pool. Owner requesting us to sign a waiver of liability regarding "Activity" in which we agree; however, does not mention her liability regarding incident with regards ***** ***** pool equipment etc.

The agreement would not extend further than the terms of the agreement, so if it just says you waive holding the owner liable for any injuries sustained by people while using the pool, etc., then that should have nothing to do with the owner's responsibility to keep the property and pool in good repair.
