if you have a home inspection done on your septic and its not exceptible,although we have never had any trouble with it.their realtor said if we don,t fix it the buyers will cancel the contract i said so be it ,cancel it. Are we under any obligation to fix it? now we don,t want to sell

If the buyers have exercised their right to cancel the Purchase Agreement base on the inspection, they may do so, but cannot force you to fix the problem. You may remove the home from the market. There is nothing that says you must replace it just for yourself, but you may eventually have to do so when finally decide to sell it.
