In Arizona, how many days does a real estate buyer have to rescind on a contract before inspection is done and be able to get his earnest deposit back?

Good morning. It would be 10 days or longer, depending on the time agreed upon between the buyer and seller in the contract. If the parties are using a standard contract, this would be found under the Due Diligence section and falls within the inspection period. The inspection period encompasses more then just the actual inspection and would allow a buyer to back out.
