My buyer has written in to my PA contract

My buyer has written in to my PA contract "invasive stucco inspection" I have asked it to be changed to "if necessary and mutually agreed upon" they refuse to change it....if I don't intial the change but sign the contract am I legally bound to do it? I also have to sign the contract that the testing company has, can I refuse if I signed the real estate agreement?
