A HOA has a certificate of title I want to buy it but the prelimary report states a mortgage . How do I remove this mortgage so I can get title insurance and free and clear of liens.

The only way the mortgage will be removed as a lien is if the mortgage is paid off or if the bank agrees to remove the lien for some reason. One reason they might agree to remove the lien is if there is some type of settlement or negotiated payment. I hope you find this helpful.
