I have a lease to own on a house in N.Y. I've only been here

Customer Question

I have a lease to own on a house in N.Y. I've only been here 8 weeks, the current owner failed to disclose she had lost possesion of the house. I read in the paper it goes up for public auction the end of January. In the meantime all the utilities are in my name and I've put $3000 into the house in much needed repairs. The current owner claims she still has Rights and that I have none. I've been mailing in her mortgage payments as agreed and both were returned by wells Fargo. What rights do I have?

Do you have a written agreement? Was it recorded?
