Thank you for your question. Please permit me to assist you with your concerns.

In Ohio there is no rule that 90 days must be given UNLESS and only unless such language exists in the lease itself. In other words, if there is language stating that landlord must give up to 90 days, then the landlord is bound by such terms. Otherwise, the landlord generally can raise the rent either based on the lease terms, or by giving 30 days advance notice. Now, if you are given 90 days to accept or refuse a new term, then likewise the landlord is limited to giving an increase BEFORE you agree to a renewal since any renewal is based on existing terms of the lease, including existing lease fee terms.
