my son and I live together. 2 1/2 years ago we "purchased" a house thru owner financing, 12,000 down and monthly payments varying due to insurance etc, and now 1,325 monthly. Last week a section of master bath tiled wall fell off due to water damage, we thought. Then while my son was repairing it, he started to remove the longer tiled section that was attached to an exterior wall and it just collapsed. All of the 2X4s where eaten by insects (termites at one time most likely) and were moisture damages. Some that weren't wet look fine until he crushed them like paper. All were eaten to paper consistency. We are sure the rest of the house is similarly problematic, especially other bath and kitchen. DO WE HAVE ANY RECOURSE TO AT LEAST GET OUR DOWN PAYMENT BACK?
