Hi: Purchased a house with partner. Escrow closed in May,

Hi:

1) My partner changed the Grand Deed from her individual full name to the XYZ LLC. Processing and filing a new Grand Deed now in the escrow as follow:

XYZ, LLC, a California Limited Liability Company, as to an undivided 50% interest and My full Name, a Single Woman, as to an undivided 50% interest, as Tenants in Common

We are 50% interest Tenants in Common, is it right???

2) However, I have to REDO a new contract agreement with notarized from her individual full name to the XYZ LLC and my individual full name because I paid all my full cash as a downpayment but she was getting a loan not paying anything even a penny so far after closed escrow to protect I will get back my initial investment all cash down payment after the sale proceed. Actually, my partner is a guy but he put his sister as my partner from the beginning when closed escrow. Now he doesn't want to put his sister on title and put his XYZ, LLC on title with me now on the new Grand Deed.

Do I have to put her individual full name and my name on the contract agreement? OR

Should I have to put the new XYZ, LLC and my full name on the contract agreement? OR

I must put both "her individual full name" and the new "XYZ LLC" on the contract agreement altogether in order to proves all my original all cash down payments, plus I paid all closing escrow fees that titles has been changed from who to who on the new Grand Deed?

3) Do I need to have BOTH NOTARIZED SIGNATURES include his sister, and his LLC on the contract agreement to protect I can get back my all initial investment money because I am afraid of the new LLC the guy will not honor and responsible to pay me back after the sale proceed?

3) Do you have any idea how should write properly and professional on the new contract agreement to protect I will get back all my investment after the sale proceed because all this money is coming from my very sweet mother to borrow to me?

I don't want to loose my mother all her retirement money. Thanks so much for your kindly help again.

New Grand Deed title requested from my partner as follow:

1) I forgot to ask you very important question how Title is properly put on the new Grand Deed now. I only need 50% interest on Tenants in Common. Thus, if I die, I just want all my 50% interest is going to my families like my parents and my brothers because I am still single not marry yet with no children(I don't have any shares with my partner XYZ, LLC).

When you say "I am an equal owner with the LLC", do you mean I am 50% interest, Tenants in Common if I die, all my 50% interest go to my own heirs?

2) However, I just found out:

An undivided interest in real property means that you have the right to the use and possession of the WHOLE property even though you own only a proportionate interest.

Does it mean if I die, my partner LLC can possess the WHOLE property even though I own only a proportionate interest(My full Name, a Single Woman, as to an undivided 50% interest, as Tenants in Common)?

3) I don't know what my partner position in his LLC. Can I just put his name on behalf of his LLC on the contract agreement with notary his signature? Or do I really have to know what his position with his LLC on the contract agreement?
