if a tenant has pulled out a machette during a fight, and no police report was filed, can I still give him a 30 days notice? I do not want him here anymore, for the buildings safety.

Verified
Yes, you can give him 30 day notice for violation of peace and safety of the other tenants and of you. Give him the notice in writing and if he refuses to leave you can also get a restraining order against him for the violence and sue him in court for the eviction.
