we're about to sue a...
we're about to sue a landlord whose warehouse we paid a down payment for and the first months rent to move in and then, after we move all our stuff and setup in, we find out the there's an illegal partition down the middle of the warehouse.

It turns out we were illegally sharing this warehouse with another neighbor, and now the city's involved and stopped all operations (including ours so we're losing money). We were not informed by the real estate agent, property manager, landlord, nor the contract we signed.

I called a few attorney places and they're asking for about $250~$375/hr. What now?

Response: Unfortunately, the fees are not unreasonable. If you are a business, you cannot file the lawsuit on your own. You must retain an attorney to file the lawsuit on your behalf. You can look at the sites below to see if you might be able to find attorneys at relatively lower rates. In the alternative, you may try to see if you can settle with the Landlord since there is no question that he is at fault and that he is causing you money.

In the first year, we were receiving notifications on our door regarding the owner's not paying their mortgage. The owners clarified with us that because there was no Wells Fargo in Chicago, IL, they switched to Chase bank with their mortgage. It wasn't until 2 polic officers came to our door asking for one of the owners, that I started digging in to how sketchy they are.We have never received a Certificate of Rent Paid from them, even though I've asked, so I called the MN State or Revenue asking for options. They send me a rental affidavaid which is a document I can provide so that I can still get my property tax refund for the years I lived there. I checked with the City of Eagan (my city) and they confrimed that there is no renters license on the property we are renting.I keep getting mail for them, some for the owner, some for the company (whose address is our house/their house). I don't want to be in the middle of anything if they are in trouble. These letters are from the state, county, etc. Would it be illegal for me to open some of these letters?
