I moved in to this Oakgrove Retirement Village nearly 5
I moved in to this Oakgrove Retirement Village nearly 5 years ago. Last Satirday, 26 March 2022 we had that meeting in the village. Right towards the end of the meeting, one of the owners of the units in this village said, " The Auckland Councils only allocated 9 parking spaces and these are by the Entrance Gate". This was not mentioned to the tenants nor appeared in their Tenancy Agreements. However, ALL the cars' unit OWNERS have been allocated to park around the hall , which actually cause a certain degree of difficulty to drive around this building. I was thinking the Auckland Councils have every legal reason for allocating this PLACE ONLY 9 PARKING SPACES by the Entrance of the village. In case, such as fire, and other emergency, definitely the help and assistance that need to be carried out would be jeopardized. I have been in this village for 5years now and it was only that day, 26th March 2022 that I came to know that. Also, some of these OWNERS seem to be unaware of the Auckland Councils' requirements! But, the Corporate Committee know all these Auckland Councils' requirements...BUT FAILED TO COMPLY. It was only in that recent meeting that many of us, particularly the Renters, came to know this vital information. This information is not even mentioned in our Tenancy Agreement nor in the Agreement with the village Corporate when the RENTERS started their tenancy in this village. I can sense that there must very valuable and legal reasons why the Auckland Councils only allocated 9 parking spaces by the specified site and location in the village. Apparently, the Corporate Board had to dig up and alter the landscapes of the village just to give or provide car park spaces for those who privately owned their units. I would like to express my concern about this particular , particularly the legal side of this thing. The oldie people here are indeed in certain degree living in DANGER zone without their knowledge. I have engaged a builder to construct a residential investment property. It is nearing completion and disputes are starting to arise over extras. The builder says if I don't pay his claims he will caveat my land title. Can he do this? I need to mention that there is a section in our contract that he can lodge caveat if I refuse to pay for more than 7 days.
