If the tenant is month to month and he did not give at least 15 days written notice that he was vacating, then you can legally charge him for one additional month's rent.

You just need to make sure you send the tenant a written itemized list of deductions and damages within 30 days of them vacating as required under FL law..

What if there's no damage. He only gave me a 5 day notice that he was moving out. Can I charge him for cleaning the carpeting?
Isn't he supposed to give me a 30 day notice? I feel bad keeping his security deposit, because we were friendly. Please answer me.
