Customer Question

I have a tenant that is 14 months no rent & utilities in 2013. I tried to evit but was promised that she would pay me, so I stopped the eviction. After all kinds of sickness, car problems and all still hasn't paid the past due 14 months rent & utilities. Her mother left her with a Bank trustee to take care of the financial needs. She pays rent now late as always. The amount owed is $15,000. I see she doesn't take me serious but now I am mad at myself for even thinking she would. Each time I question her about this, she goes nuts & we have argued & argued. I've never been such a sucker, always evicted when someone didn't pay. I need to get her out & get my money that's due. Please advise me. I know Small Claims limit is $5000.

Good afternoon. Does she have a lease with you or she rents month to month?
