If you signed a lease in November, that is what would control. By that, I mean legally binding you and allowing you to stay and rent from them, for another year term. If you signed a lease, you did not have a month to month tenancy and the rent you paid, should have been what was stated in the lease. If there was a mistake, you should have been credited, if the rent was higher than it should have been but the lease would allow you to remain. If the previous lease had an auto renewal clause in it, that could be relied on as well

When the rent was due, what did you pay them? Did you show them the lease and the rental amount?

Right, so you would have a defense and can use the signed lease, as a defense, to show you paid what was owed and they tired to charge you more and then refused to honor the lease.

So you would show what you paid v what is owed and how you have a lease, so their basis to evict, has no merit.
