I moved from Washington to Gloucester MA have occupied the condominium apartment in 1st Oct 2020. Unfortunately I didn't see the apartment before I move in since I was in different state and he shown me few pictures of the apartment and i took the lease. I paid one month advance and 1 month rent. At the time of discussion he said verbally lease termination will be 2 months notice. After coming here we didn't like the apartment as it is half grounded and it's very old carpet bath tub and windows contains everything and it doesn't have any maintenance. Also it smells a lot due to inside smoke. Since I have 2 small kids I decided to vacate after spending 2 weeks. The landlord didn't agreed and he asked me to pay 3 months rent(3*1650). I requested him I couldn't afford and he gave me one Option as pay 1 month rent and half month rent as brokerage charges so that he will market the apartment. Once someone occupation I can step out the apartment. He said it will take 1 to 2 months to fill the apartment and I paid the same and it's been more then 4months and nothing happened yet. Today he sent me a email saying that you can pay half month rent and vacate by end of March. Since I paid all my money to him and I have nothing left to pay him and the same time it's very difficult to stay in this unit. Please advise me how I can move forward.
