We have a tenant in Las Vegas who hasn't paid rent since Oct. We don't have a updated lease with him. He has lived on a trust fund that ran out in August. In Oct he sent us a COVID Declaration form that renters could fill out to be protected. We have spoken to him and he said that no one can force him out because he is protected. We do not live in Las Vegas so we are trying to do things remotely. In Dec. he filled out the CARES Program paperwork and they sent us paperwork to fill out only to be denied. The program has recently reached out saying they can help but we are not sure if this is the way to go. We'd like the tenant to vacate instead. Can you suggest what we should do? … read more

Sorry for the interruption. I followed the guidelines of AB 3088 and paid 25% if my rent for Oct. - Jan. I paid 100% of my rent for Feb. I received a lawyer's letter with a proposal which stated the landlord wants me out by March as he has a relative interested in the property. He offered to forgive the 75% held back for the aforenentioned 4 months. I rejected his offer and also forwarded the text of SB 91, passed on Friday, stating g he can request rei.bursement of 80% of the withheld monies for those 4 months.
