Upon moving in i let the landlord know via email of issues at the property about certain plumbing issues and other things, he really did not do anything to rectify the situation. towards the beginning of the lease there was flooding that was not our fault, we did not even use the bathroom that flooded and it turns out it had a bad stopper. Flash forward we moved out two months early and agreed to have our security deposit of two months held for leaving early. he rented it out a month later. he is now trying to declare damages for things that we did not even use and is trying to get me to take half the responsibility for the flood that we did not even cause. he is demanding via email that i pay $3800 by the 18th or he may hold me liable for the full damages of over $6000. I have not provided a new address to him, however he has the option of sending to the old address and the mail would forward to me, which he has not exercised. Day 45 after move out will be the 16th. I know i read that he, in order to claim additional damages must send an itemized invoice via certified mail or he has no grounds by day 45. would the email he sent hold up, or if he does not send by certified mail by that day can i just ignore him?… read more
