On 8/26/19 my previous tenant gave me the key back, cancel
On 8/26/19 my previous tenant gave me the key back, cancel their utilities, so I transfer the utilities back to my name. Previous tenant left the house in super clean condition so I was able the same afternoon to rent a house to a new tenants. The lease was signed and the keys are given. I have told them to transfer all the utilities to their name. The first week of October I received their utilities bill at my current residence. Bill was $711.48 I have them bill and instructed them to transfer the service to their name and their address. At the same time they reported water leak. I imediatelly called plumbers, leak detection company. it took a couple weeks to fix everything. In mean time I have paid their bill of 711.48 thinking it's high because of the leak. I submitted all evidence to LADWP with pictures and receipts what I paid to fix outside underground leak. LADWP sent a tehnician to verify all of it. LADWP agreed that I did everything I could do and they will give a credit for the large water bill. So today I call Los Angeles DWP to fallow up with that. The utility service was still on my name until january-7-2020 The total usage amount including water, electricity, sewer, solid waste charges up to 11/25/19 were $3300 so they deduct the bill I paid of $711.00 They gave us a credit of $1024.00 for the water waste/leak. The balance to be paid was $1600.00 due date 12/14/19, They sent the bill to my tenant address with my name on the bill. So my tenant never let me know there is a bill on my name there. I never knew they have not transfered their utility service to their name until 1-7-2020. They never paid any electricity or any service because it was still on my name. They haven't made me aware of the fact that the services are still on my name. And a new bill from 11-25-19 to 1-7-2020 going to be on my name. They are not offering to pay anything since they move in . How do I handle this? They did not transfer the utilities to their name, they did not communicate to me that the services are still on my name. Thank you … read more
