my tenants rent was due October 3,2018. she called me October 2,2018 to report water damage from a leaking chimney. I came out the next day. I, she didn't pay her October rent. i brought a contractor to fix the problem but she refuse to let him do any work. she said it was mold, so i came back with a mold specialist and he said it was not mold. i made arrangements with a mold specialist to fix the problem. the husband said there are so many things wrong with this place. i said what things are wrong? he said a lot. I asked again what things are wrong? he never gave me an answer. on October 13,i got a letter from the board of health with about 13 violations. non of them i was made aware of . meanwhile she has not paid her rent, we went to court in January,2019. we did not come to an agreement in mediation. She and her attorney wanted $25,000 for the conditions. i said no and we went before the judge. i was to fix all repairs,while the judge said nothing about un paid rent. we were going to trial in april. but i received a notice because she got another attorney because her first one quit,that the trial is being moved to june,2019. but the judge refuses to order her to resume paying rent. the contractor finished up all the repairs yesterday. but he notice the foundation is compromised. he said most likely it may be condemned by the building inspector. what wll be my responsibility as the landlord,because the tenants will have to leave the apartment. the tenant i'm in court with now is a tenant at will. the tenant on the other side is a section 8 tenant with a 1 year lease. and she has been there only 6 months … read more
