Lawyer's Assistant: What state is the property located in? And has anyone consulted a local attorney about this?

I haven't been able to find anything but the amount 50 dollars

No, there is no specific limit to the number of times you can pay late or it triggers some breach that can't be cured. As long as you are paying the rent along with any late fees within any notice period, you can do that for an indefinite amount of times until your lease expires..
