That all depends on the terms of the agreement. What were the terms?

Customer: replied 2 months ago.
Of which agreement? The rental agreement or the purchase agreement

First, the purchase agreement.

I don't quite remember, he didn't bring up rent until closing was taking longer than he wanted. I told him to keep the deposit and it seemed that satisfied him but later he asked again and I told him if he wanted rent money then it needed to come off his asking price. He never said anything for the past year, but today I received that letter but I been the homeowner for almost a year now
