Oregon tenant eviction. There is no lease agreement only verbal. The rent was due on the first but changed to the 9th do to pay cycles. They are currently late as of this month. They have lived in my home for over a year. I need to evict them as soon as possible. If I have read the Oregon Ordinances correctly, the soonest they could be out of my house 4 months. Is this correct?1. Give 60-Day Notice of Eviction
- Say they don't move.2. File the FED for 60-Day Eviction

That is correct, and a tenant could try to delay the proceedings.

One way around this is to negotiate an immediate departure with tenant in exchange for waiving some of the rent arrears. Tenant may also want to avoid having an eviction order in place and on that basis leave immediately.

What paperwork would be required to serve them notice? Just a 72-Hour Late payment or something else?

72 hour notice of non payment.

You could also hire a local lawyer to expedite the eviction, for which is a good resource.
