I have two former tenants and they left without paying last months rent as well as propane months of it and left the place in shambles. I'm in Colorado they are on SS can I sue them?

If you have a deposit, you can apply it to arrears.

If there is no deposit, you can sue for the balance owing.

You can do so in small claims court, or have a lawyer handle on commission fee basis.

SS would be exempt, but ordinary savings, brokerage, other assets would generally not be exempt.
