My tenant told me he was moving the end of May even though his lease was through June 2016. Last night they left at midnight but did not leave the keys. The unit was completely empty. He came back at 12:20am and told me that nothing was in writing so if I let new tenant move in , he would call police to say his lease was not up. The only way he would not do that was for me to give him his 400.00$ damage deposit by 5pm today. His lease clearly states that the damage deposit is non-refundable. I'm being black mailed but nit sure if I have any rights. Can he stop new tenant from moving in?
